| Good inspectors investigate the entire attic area. It can be extremely hot, but this part of the inspection is critical. You see, sometimes this is where contractors cut corners. While up there, we look for evidence of leaks, structural damage, improper wiring, furnace operation, insulation, ventilation,and many other systems that when correctly installed, make for a safe and sound home. |
| You bet! I must climb on roofs (if possible) to determine the condition of the roofing system. I also inspect the entire exterior of your home including; grading, siding, roof gutters and down spouts, foundations, chimneys, trim, rafters, soffits, drainage systems, windows, doors, landscaping, walkways and patios. |
| Air conditioning systems are important because many of us live in a hot climate. Our inspection of the A/C system involves electrical connections, compressor function, insulation and most important, how well the house cools. Inside, I look for proper condensate drain lines and clean air filters. Safe electric and gas connections are important. The furnace and water heaters require special attention as they usually operate on natural gas. |
| This electrical sub panel looks good. My electrical inspection helps homeowners avoid uncommon electrical problems which may lead to fires or electrical shock. Every report identifies critical placement of Ground Fault Circuit Interrupters (GFCI's) and smoke detectors where required by today's building standards. In older homes, these safety devices did not exist. At ten dollars per unit for most of these (which are available at the Big Orange and Blue Box stores), it just makes sense to have them installed. |
| What else do I inspect? Kitchen appliances (remaining with the home after escrow closes), walls, ceilings, floors, doors, windows, fans, cabinets, drawers and sinks. Naturally all visible plumbing, electrical outlets, and fixtures are scrutinized. Laundry rooms are reviewed for proper electrical, plumbing and gas connections.
